Net Zero housing in Southampton, UK

Net Zero housing in Southampton, UK

Objective: This project focused on achieving net zero housing in Southampton, UK, with a particular emphasis on addressing fuel poverty through sustainable building practices.

Key Findings:

  • Fabric First Approach: Prioritizing improvements to the building envelope (insulation, windows, and airtightness) significantly reduces energy demand and improves thermal comfort.

  • Fuel Poverty Analysis: Identified neighborhoods most affected by fuel poverty, where residents spend a high percentage of their income on energy bills due to poor housing conditions and inefficient energy systems.

  • Energy Efficiency Performance: Southampton City Council is the second worst-performing local authority in England for energy-efficient homes (Office for National Statistics, 2020).

  • EPC Band C Achievement: Achieving EPC Band C requires addressing heating systems alongside fabric-first strategies, especially in electrically heated flats which often have lower EPC ratings.

  • Existing Heating Systems: Many council flats with gas central heating already have C & D EPC ratings. These systems, with a median age of 30 years, are nearing the end of their life expectancy, which is crucial for future grant applications.

  • Estate Regeneration Needs: There is a need for a major regeneration program to address a social housing estate that will exceed 100 years of age in the next 30 years, far beyond its original intended lifespan.

Pilot Program Development: Based on our findings, we developed a pilot program targeting the most affected areas. This program involved retrofitting homes with high-performance insulation, energy-efficient windows, and advanced heating systems. The pilot aimed to demonstrate the viability and benefits of the fabric first approach in reducing energy costs and improving living conditions, ultimately contributing to the city's net zero goals.

Our data analytics and research have provided crucial insights and evidence-based recommendations that have informed and supported the council's strategy for achieving net zero in the housing stock, ensuring targeted and effective interventions.
